.. in this era of uncertainly, we ponder the risk and opportunity associated with changing housing value.  Median housing value by ZIP Code area is one metric of great interest to examine levels and change.  While only one measure useful to examine housing characteristics, it is part of a broader set of demographic-economic data that enable analysis of the housing infrastructure and change in a more wholistic manner. VDA Mapserver: Comparing Census Tracts & ZIP Codes

.. for small area demographic-economic analysis, census tracts and ZIP code areas both have their advantages and disadvantages.  While the same scope of subject matter data are available from the American Community Survey (ACS) and ProximityOne current estimates and projections for these geographies, it can be difficult to view how the geographic areas visually relate or intersect in a map.  A flexible solution, accessible by any Web browser, is the Virtual Data Analytics (VDA) Mapserver.  See details.  You can start using VDA immediately with nothing to install.

The VDA Mapserver is a learning resource, a tool that you can use for interactive mapping and geospatial analysis using only Internet and a browser. The above shows a zoom-in to ZIP code area 85258 in Scottsdale, AZ. A step-by-by description of how to develop this view is shown in this section of the VDA guide.

As shown in the graphic, ZIP Code area 85258 intersects with 8 census tracts. ZIP code areas and tracts are not coterminous. On average there are approximately 2.5 tracts per ZIP code area. But there are more than 150,000 intersecting combinations of ZIP Code areas and tracts. See intersecting areas and interactive table.

Relating ZIP Codes and Census Tracts

.. what census tracts intersect with a ZIP code of interest? There are many reasons for the underlying the need to convert/equivalence ZIP codes to/from census tracts. Some organizations have to provide census tract codes for addresses/ZIP codes of clients to be in compliance with a law or regulation. Some organizations have addresses/ZIP codes of clients/locations for which they would like to determine the corresponding census tract codes to analyze census tract demographics. Using the Interactive Table
Use the ZIP code to census tract interactive table (opens new page) to answer questions such as:
• Which census tracts intersect with a ZIP code of interest?
• Which ZIP code(s) intersect with census tract(s) of interest?
• What is the Census 2010 population for a census tract and ZIP code combination?

The interactive equivalence/look-up table shows a row for each unique combination of a Census 2010 ZIP code area and Census 2010 census tract. The start-up view is sorted on the State-County-Tract column (StCtyTract). View ZIP codes in one state using the State selection button. To locate a ZIP code of interest, either use the Find ZIP query or sort on the ZIP code column and then scroll down the table until the ZIP of interest is located.

Example. Click Find ZIP button using the interactive table (opens new page) to view only the tracts intersecting with ZIP code 85258 (as shown in map view above). The Location 1 marker (see pointer in map) is located in the area intersecting ZIP code 85258 and census tract 2168.13. The refreshed table view is shown by the graphic below. There are nine tracts intersecting with this ZIP code; see the tract codes in the table.

Try this for a ZIP of interest:
• View the interactive table (opens new page).
• Click the Showall button below table.
• Key in your 5-digit ZIP code in edit box where 85258 now shows.
• Click Find ZIP button.

Scope of Tracts and ZIPs in Table
There are 150,806 rows in the table, each showing a unique combination of a census tract (73,057 Census 2010 tracts) and ZIP code area (33,120 Census 2010 ZCTAs). Each row represents an intersection of the specified census tract and ZIP code area and corresponds to a geographic area of one census block or more. The total population and housing units values have been derived by summing component census block values. The sum of the population column is 308,745,538, the United States Census 2010 total population.

Examining Health Care Infrastructure by ZIP Code

.. small area data providing information on sub-county and sub-city/place geographies are challenging to locate and use — particularly in context of demand for healthcare services and demographic attributes of associated neighborhoods. Develop insights into the healthcare infrastructure by ZIP code using the two related resources reviewed here — 1) individual ZIP code demographic-economic profiles and 2) ZIP code demographic-economic interactive tables. One way to examine the healthcare infrastructure for an area is to view/analyze the number and attributes (employment, earnings) of healthcare establishments by types of business/industry (such as physicians office or hospitals). Data and tools reviewed here provide insights into characteristics and patterns of national scope ZIP code areas — examine your ZIP codes of interest.

Option 2 — ZIP Code Health Care Sector comparative analysis
.. examining the healthcare infrastructure for a set of ZIP codes in a state, metro, county or peer group … use the interactive table located here to view/rank/compare health care business establishments by type of business for a selected set of ZIP codes. This table shows a query placed on the table to show the total number of offices of physicians for ZIP codes in the vicinity of ZIP 10514. It shows that there are 14 offices of physicians establishments and 13 have 1-4 employees.

Relating ZIP Codes to City/Places

.. relating ZIP codes to cities .. 214 ZIP code areas intersect with New York city — what are these ZIP codes, their population and how many are completely within the city? What part of a ZIP code area of interest intersects with what city? Conversely, what ZIP code areas intersect with a city of interest? This section provides data and tools that can be used to answer these types of questions and gain insights into geospatial relationships. See more detailed information in the related full Web section.

The 2010 ZIP Code Tabulation Area (ZCTA) to City/Place relationship data provide a means to equivalence ZCTAs with Census 2010 cities/places. ZCTAs are geographic areas defined as sets of Census 2010 census blocks closely resembling USPS ZIP codes (lines, not areas). ZCTA boundaries are fixed for the intercensal period 2010 through 2020. Census 2010 vintage city/place areas are likewise defined as sets of Census 2010 census blocks. The ZCTA-City/place relationship data are developed through the use of the intersecting census block geography and associated Census 2010 Summary File 1 demographic data.

ZCTA-Place Relationships
The following graphic shows relationships between two selected ZCTAs (red boundaries) and related cities/places (blue fill pattern) in the Pima/Cochise County, AZ area. Relationships between these geographies are reviewed in examples shown below.

Using the ZCTA-Place Relationship Data
Two examples illustrating how to use the ZCTA-place relationship data are provided below. The examples are interconnected to the GIS project used to develop the map views, interactive table and data file described in this section. Example 1 describes how to use the data for a ZIP code area entirely located within one city/place. Example 2 describes how to use the data for a ZIP code area located in more than one city/place and area not located in any city/place.

ZCTA to Place Relationships: Example 1
In this example, ZCTA 85711, highlighted in red in the graphic shown below, falls wholly within place 77000, outlined in bold black below. As a result, there is only one corresponding record for ZCTA 85711 in the relationship file. The 2010 Census population for this relationship record is 41,251 (POPPT) which is equal to the 2010 Census population for ZCTA 85711 (ZPOP). See more details about this example.

ZCTA to Place Relationships: Example 2
In this example, ZCTA 85630, highlighted below in red in the graphic shown below, contains two places: all of place 62280 and part of place 05770, both are outlined in black below. As a result, there are two corresponding relationship records in the relationship file. For the first relationship record, the total 2010 Census population for ZCTA is 2,819 (ZPOP). Use the full interactive table to examine U.S. national scope ZCTA-city/place relationships. The following graphic illustrates how ZIP code can be displayed/examined for one city — Tucson, AZ. Each row summarizes characteristics of a ZIP code in Tucson. The last row in the graphic shows characteristics of ZIP code 85711 — the same ZIP code reviewed in Example 1 above.

ZIP Codes with Highest & Lowest Economic Prosperity

.. the latest data for ZIP Code Areas show that eleven had a median household income of $250,000 or more during the period 2011-15. More than 20 ZIP code areas had a median housing value of $2,000,000 or more. Contrast these ZIP code areas with higher economic prosperity with the more than 150 ZIP codes that had a median housing value of less than $30,000.  Use the interactive table in this related Web section to see which ZIPs meet these and other criteria.

Examining demographic-economic characteristics by ZIP code is important for several reasons. We are familiar with our own ZIP codes as a geographic location. We tend to be interested in our area compared to other areas. ZIP codes provide an easy way to do that. Also, many secondary data resources are tabulated by ZIP code area; some important data are only available by ZIP code. See more about ZIP Code areas.

ZIP Code Areas: Population & Economic Prosperity
  — Interactive Table –
Use the interactive table to view, rank, compare, query ZIP codes based on a selection of demographic-economic measures. The following graphic illustrates how the table can be used to examine patterns of the three digit ZIP code area (San Diego) by 5-digit ZIP code. Table operations are used to select ZIP codes in the 921 3-digit area (containing 39 5-digit ZIP codes). These 39 ZIP code are then ranked in descending order on median household income. See results in the table shown below. ZIP code 92145 has the highest $MHI in this group with $228.036.

Housing Price Index by 5-Digit ZIP Code

.. tools to examine housing prices by 5-digit ZIP code and how they are changing .. of the 17,931 5-digit ZIP codes tabulated, 8,074 experienced a decrease in housing value during the period 2010 to 2015. At the same time, 8,672 ZIP code areas experienced an increase in housing value. Housing prices increased for most ZIP codes from 2014 to 2014.  Find out more about housing prices and trends for ZIP codes of interest using tools described here. These data are based on experimental estimates of the Housing Price Index (HPI) by 5-digit ZIP code based in part on home sales price data from Fannie Mae- and Freddie Mac-acquired mortgages. Examining Recent Trends; Current Estimates & Projections
The interactive table presents annual HPI data 2010 through 2015. A much larger set of these ZIP codes show a negative change between 2010 and 2015 compared to the one year change 2014-2015; The data generally show more ZIP codes experiencing housing value appreciation 2014-2015 compared to the longer period 2010 to 2015. These trends underscore the importance of having more recent data for use in analysis, planning and decision-making. The next update based on transaction data will be May 2017 or later.

ProximityOne uses the HPI transaction data with other data to develop HPI current estimates (2016) and annual projections to 2021 with quarterly updates as a part of the Regional Demographic-Economic Modeling System (RDEMS). Experimental county-up (metro, state, U.S.) and sub-county estimates and projections are planned for the fall 2016 quarterly update. The model based estimates and projections include the number of units by type and value that are added to the housing stock used to compute a variation of the HPI.
