Analyzing Block Group Demographics

.. tools & data to analyze sub-census tract households, education, income, housing, more … Block Groups, subdivisions of census tracts, are the smallest geographic areas for which “richer demographics” are developed by the Census Bureau. Block group demographic-economic estimates, based on Census 2010 geography, are annually updated beginning with American Community Survey (ACS) 2010. The latest ACS estimates for these 217,740 areas covering U.S. wall-to-wall are from ACS 2015. The ACS 2016 update will be released in December 2017.  See the related Web section for more detail about accessing and using block group geography and demographic-economic data.

Patterns of Economic Prosperity by Block Group
The following graphic shows patterns of median household income by block group in the Houston, TX area. Markers show block groups with 10 or more housing units having value of $2 million or more. Markers are labeled with the number of housing units having value of $2 million or more in that block group. Click graphic for larger view, more detail and legend color/data intervals. This map illustrates the geographic level of detail available using block group demographics and the relative ease to gain insights using geospatial data analytics tools.

Daytime Population by Census Tract & Neighborhood

.. examining workers living/working in area .. population change due to commuting & employment/residence ratio .. the concept of the daytime population refers to the number of people who are present in an area during normal business hours, including workers. This is in contrast to the resident population present during the evening and nighttime hours. Information on the expansion or contraction experienced by different communities/areas between nighttime and daytime populations is important for many planning purposes, including those dealing with market size, trade/service areas, transportation, disaster, and relief operations. This section reviews use of analytical tools to examine daytime population and related measures by census tract using GIS resources. These data are based on the 2013 American Community Survey 5-year estimates (ACS2013).

About the Employment-Residence (E-R) Ratio
The E-R ratio is a measure of the total number of workers working in the area, relative to the total number of workers living in the area. The E-R ratio is used sn indicator of the jobs-workers balance in an area. A value greater than 1.00 shows there are more workers working in the area than living there (net importers of labor). A value of less than 1.00 is shown in areas that send more workers to other areas than they receive (net exporters of labor).

Housing Price Index by 5-Digit ZIP Code

.. tools to examine housing prices by 5-digit ZIP code and how they are changing .. of the 17,931 5-digit ZIP codes tabulated, 8,074 experienced a decrease in housing value during the period 2010 to 2015. At the same time, 8,672 ZIP code areas experienced an increase in housing value. Housing prices increased for most ZIP codes from 2014 to 2014.  Find out more about housing prices and trends for ZIP codes of interest using tools described here. These data are based on experimental estimates of the Housing Price Index (HPI) by 5-digit ZIP code based in part on home sales price data from Fannie Mae- and Freddie Mac-acquired mortgages. Examining Recent Trends; Current Estimates & Projections
The interactive table presents annual HPI data 2010 through 2015. A much larger set of these ZIP codes show a negative change between 2010 and 2015 compared to the one year change 2014-2015; The data generally show more ZIP codes experiencing housing value appreciation 2014-2015 compared to the longer period 2010 to 2015. These trends underscore the importance of having more recent data for use in analysis, planning and decision-making. The next update based on transaction data will be May 2017 or later.

ProximityOne uses the HPI transaction data with other data to develop HPI current estimates (2016) and annual projections to 2021 with quarterly updates as a part of the Regional Demographic-Economic Modeling System (RDEMS). Experimental county-up (metro, state, U.S.) and sub-county estimates and projections are planned for the fall 2016 quarterly update. The model based estimates and projections include the number of units by type and value that are added to the housing stock used to compute a variation of the HPI.

.. there are 10 U.S. cities having population of 1 million or more … Chicago is ranked 3rd among all U.S. cities based on 2015 population.  The population of Chicago, IL changed from 2,695,605 in 2010 to 2,720,546 in 2015 (24,941 or 0.9%). The population of the U.S. overall changed from 308,758,105 in 2010 to 321,418,820 in 2015 (12,660,715 or 4.1%). Examine population characteristics and trends of the city of Chicago in context of other cities and counties using the interactive table.

America’s Million+ Population Cities

.. there are 10 million+ population cities in the U.S. .. each is reviewed in some detail in this section .. the change in U.S. city population from 2010 to 2015 ranged from growth of 357,979 in New York City to a decline of in Detroit, MI. New York City is actually five counties; the next largest city growth was Houston, TX with a 181,463 population gain. See cities with largest growth or decline using the interactive table.

The July 1, 2015 Census Bureau model-based estimates for the U.S. 19,505 incorporated cities show a total population of 202,066,769 compared to 192,179,239 as of Census 2010. These areas are incorporated cities as recognized by their corresponding state governments and granted certain governmental rights and responsibilities. ProximityOne integrates these estimates, with related data, in models to develop projections, examine change and assess the impact of change.

Census Tract-City Relationship Table

.. what census tracts are located in cities of interest? What are their codes? Conversely, do you have census tract codes and need to know corresponding city(s)? Get answers here.

This section provides access to an interactive table useful to examine relationships among Census 2010 census tracts, cities/places, and counties. Many cities and counties that might be experiencing demographic-economic decline will often have bright spots that are groups of a few or many census tracts. Census tracts are important sub-county geography in data analytics. See the related section on census data analytics. See more about census tracts and data analytics below in this section.

Relating Census Tracts to Cities & Counties
Census tracts are sub-county areas and nest coterminously within counties. The 6-character tract code is unique within county. For cities 10,000 and larger, there are some number of whole census tracts within the city. But around the perimeter of cities, census tracts will often be partly within and partly outside of the city. The following graphic shows the relationship of tracts, cities and counties in the Plano city area (green fill pattern) located mostly in Collin County within the Dallas metro.
