New Authorized Monthly Residential Construction by City 

.. access/analyze monthly building permits data for any/all of 7,700 cities in a few minutes via a web browser. Building permits data, a leading economic indicator, are one of the few current indicators available at the city level to examine characteristics and trends. These data can provide insights into the type and value of housing that is being added. Use the VDA Web GIS to examine how the housing situation is changing for cities of interest.

The VDA Web GIS MetroDynamics city layer/dataset is updated with the most recent 6 months of the number of housing units by type and value. The current data provide monthly aggregated data for January 2022 through June 2022. The layer/dataset includes many other attributes (see details). Of the ~19,000 U.S. cities, ~7,700 issue monthly building permits and accessible via this resource.

About Building Permits Data
Building permits data are collected monthly by the Census Bureau from permit issuing agencies. Monthly data are reported for access within one month of the reporting date. Data are collected on the number of new housing units authorized by type of units in building by value.

Among all monthly new authorized residential construction permit issuing cities/places, Raleigh, NC led the U.S. with 1,749 total units followed by Austin, TX with 1,563 total units in February 2021. Monthly New Authorized Residential Construction
ProximityOne maintains a national monthly time-series database providing access to new authorized residential construction data.  The table presented below summaries key subject matter items available at the city and county level.. These data are one of eleven leading economic indicators. The housing market is often one of the first economic sectors to expand or contract when economic conditions improve or decline. With only a one month lag from reference data to availability date, these measures are early indicators of housing market change. This change typically leads to other types of economic change.

Metropolitan Area New Residential Construction in 2017

.. understanding the housing situation; examining housing supply and demand market conditions; assessing trends for metropolitan areas … and how metros of interest are changing .. tools and data to examine patterns and change.

During 2017, cities and counties in permit issuing places authorized the construction of 1,281,977 new privately owned housing units with a total valuation of $258.5 billion. This was 1.4 percent above the annual estimate of 1,264,051 housing units and is a 6.2 percent increase from the 2016 total of 1,206,642.

The time lag from reference date to access date of these data is one month, contributing to both the freshness of the data and importance of the data as a leading economic indicator. The importance of these data transcends issues concerning housing market conditions alone.  These data are one part of a mix of demographic-economic factors required to understand housing market conditions and the local/regional economy. These data are a part of the process to develop the ProximityOne county and sub-county demographic-economic estimates and projections.

Leading Economic Indicator
Building permit data (housing units authorized by building permits for new residential construction) are economic leading indicators. Investors and housing developers use these data to examine the characteristics and trends in new residential housing development. The short time lag between the data reference date and data access date, 1-2 months, makes this set of indicators important in assessing the current situation and patterns during the past year or more. The national scope coverage and geographic granularity (state, metro, county and city) enable comparison among types of areas and peer groups. Finance and real estate professional and researchers examine building permit patterns to develop strategic insights. Government and policy makers use these data to get a pulse on markets and changing patterns to administer programs and operations. See more about these data below in this section.

New residential construction begins with building permits. Overall U.S. housing starts are approximately 2.5% less than permits issued (22.5% less for multi-family units). Completions are approximately 4% less than starts (7.5% less for multi-family units). During the past year-plus, “residential fixed investment” has been approximately $500 billion and remained steady at 3.1% of real Gross Domestic Product.

There is a very short time lag between the data accessibility and the reference date (November building permit data are available in December). Monthly building permits data are part of the Situation & Outlook (S&O) database and information system. Access/analyze these data in context of related geographic, demographic, economic and business data. This section provides no fee access to these data via interactive table, downloadable data and GIS project. Find upcoming release dates using the Calendar and related Find Event tool.

Interactive Data Analysis
Use the interactive table to view, query, rank, compare building permit data by metropolitan area. Data are provided in the interactive table by month for January 2014 forward. Earlier data are not available for the current vintage metropolitan areas.

The following graphic illustrates use of the table. The Year/Month May 2014 is selected. Metros are then ranked in descending order on Total Units. The Houston metro (blue highlighted) had the largest number of new authorized units (5,081) among all MSAs in May 2014. Select other measures of interest to rank/compare metros.
