Monthly New Authorized Residential Construction
ProximityOne maintains a national monthly time-series database providing access to new authorized residential construction data.  The table presented below summaries key subject matter items available at the city and county level.. These data are one of eleven leading economic indicators. The housing market is often one of the first economic sectors to expand or contract when economic conditions improve or decline. With only a one month lag from reference data to availability date, these measures are early indicators of housing market change. This change typically leads to other types of economic change.

The pandemic impacts on America’s cities in different ways .. some experiencing little change, others with massive change. When, where and how will these disparate patterns change in cities and communities of interest? How might this change impact you and your community? A comprehensive plan needs to be developed and set in motion to achieve best outcomes. Of the nation’s 327.2 million people, an estimated 206.0 million (62.9%) live within an incorporated place. Of approximately 19,500 incorporated places, about 76 percent had fewer than 5,000 people and nearly 50 percent had fewer than 1,000 people. Examine characteristics of individual city population trends and compare cities in states, regions and peer groups using the interactive table below.

Patterns of Income in America’s Largest Cities

The retreat in personal and household income resulting from the pandemic will be historic and substantial. How long term? Which cities of what size and location will be affected the most? We start to study patterns and trends as new data become available in the next several weeks.

America’s largest 629 cities accounted for a group population of 121,228,560, or 37.1%, of the total U.S. population (327,167,434) in 2018. All of these cities are in Metropolitan Statistical Areas (MSAs). With contiguous cities and places, these urban areas account for more than 80% of the U.S. population. These cities, each with 65,000 population or more, are shown as markers in the thematic pattern view below. See more about cities/places and city/place 2010-2018 demographic trends.

About America’s Largest Cities & Economic Characteristics
The set of the 629 America’s largest cities is based on data from the 2018 American Community Survey 1-year estimates (ACS 2018). ACS 2018 1-year estimates, by design, provide data only for areas 65,000 population or more. The ACS 2018 data are the only source of income and related economic data for national scope each/all cities/places (29,853) on an annual and more recent basis. These data will update with 2019 estimates in September 2020. ACS-based data reflecting the impact of the pandemic will not be available until September 2021.

America’s Cities: Examining Characteristics & Trends

… examining city/place demographic-economic characteristics .. of the approximate 29,323 U.S. cities/places, there are just 548 “large cities” .. those with population of 65,000 population or more.  A semi-arbitrary classification, these are cities/places that meet a size criteria for which American Community Survey (ACS) 1-year estimates are developed annually.  This results in the availability of extensive annual demographic-economic data that are much more current than available for all other cities/places (incorporated cities and CDPs).  Click this link to display a list of these cities/places that include 42 CDPs.  They comprise 2017 population of 119,342,501 of the total U.S. population 325,719,178 (36.6%).

Employment by Occupation by Census Tract; 5-Year Trends

.. data and tools to examine patterns of employment by occupation by census tract and 5-year change .. the U.S. civilian employed population increased from 142.9 million in 2012 to 155.1 million in 2017, an increase of 12.1 million (8.5%) based on the American Community Survey (ACS) 1-year estimates. Drill-down to Census Tract Level
Examining patterns of employment by occupation, for the same scope of subject matter, at the sub-county level can provide more insights. What is the size of the employment for a selected occupation in a neighborhood or market/service area of interest? How has the size of an occupational group by census tract changed over the past five years? How do these patterns rank/compare by tract in a particular state, metro or county? Data on employment by occupational category from the Federal statistical system on a U.S. national scale for counties, cities and census tracts are only available from the American Community Survey (ACS).

Use tools, resources and methods described here to access, integrate and analyze employment by occupation for the U.S. by census tract. Use the interactive table to view, query, rank, compare census tract occupational characteristics, patterns and trends. Data are based on the American Community Survey (ACS) 2017 5-year estimates.

Current Estimates & Projections
ACS tract/small area estimates lag by four years or more between the current year and reference year. ACS does not produce current year annual estimates but estimates based on a 5-year period. The 2017 ACS estimates are centric to 2015. Use the ProximityOne annual tract estimates and projections 2010 through 2023 for current year (e.g., characteristics as of 2018) estimates and anticipated change 5 years ahead.

Using the Interactive Table
An example of using the interactive table to view, query, rank, compare census tract occupational characteristics, patterns and trends is shown by the graphic presented below. The table shows 6 columns of employment data for all tracts in Harris County, TX. The table is ranked on the ACS 2017 health occupations employment (MBSA40) column. Tract 48-201-312600 had largest ACS 2017 health employment of 1,078 among all tracts in the county. Compare to 2012 patterns. Use settings below table to develop a similar view your geography and occupations of interest.

Housing Price Index 2017Q3-2018Q3

.. this past week the 3rd quarter 2018 (2018Q3) Housing Price Index (HPI) was released for the U.S., states and metros. As a leading economic indicator, the HPI often gives insights into how the housing market and economy might be changing in the months ahead. The fact that the HPI data are quarterly and become available with a short lag time makes the measure even more valuable. This section provides an update on the HPI 2018Q3 and quarterly data for the past year. See the related Web page for more detailed data and access to the HPI data via interactive table.

The Larger Picture
The HPI is calculated using home sales price information from Fannie Mae- and Freddie Mac-acquired mortgages. By itself, the HPI provides limited insights into the broader picture of “the why” and “how otherwise” states and metros are changing. The Situation & Outlook Metro Profiles provide an integrated view of the HPI measure in combination with other economic, demographic and business activity measure. View the HPI integrated with other subject matter … choose a metro. Metro Profiles are updated continuously and are available for each of the metropolitan area.

HPI Interactive Table
Use the HPI interactive table to view/rank/compare the non-seasonally adjusted “all transactions” HPI for the most recent 5 quarters for all Metropolitan Statistical Areas (MSAs), states and the U.S. The graphic shown below illustrates use of the interactive table to rank all metros in descending order on the percent change over the past year.

Updates & Related Measures
Quarterly HPI measures are used to updated the interactive table, GIS project and Metro Profiles. HPI by county, ZIP Code and census tract are updated annually. The 2018 county, ZIP Code and census tract HPI data are scheduled for release in February 2019.

Metropolitan Area New Residential Construction in 2017

.. understanding the housing situation; examining housing supply and demand market conditions; assessing trends for metropolitan areas … and how metros of interest are changing .. tools and data to examine patterns and change.

During 2017, cities and counties in permit issuing places authorized the construction of 1,281,977 new privately owned housing units with a total valuation of $258.5 billion. This was 1.4 percent above the annual estimate of 1,264,051 housing units and is a 6.2 percent increase from the 2016 total of 1,206,642.

Insights into County/Metro Business Establishment Patterns

.. new data, released this past week, enable us to better assess county and metro business establishment patterns .. these data help businesses understand how sales of their products and services align with markets .. what counties might be underserved? .. where should marketing and sales operations be ramped up or reduced in scope/reallocated? .. what do these tell us us about organization of market territories? how are these characteristics trending by county? • U.S. establishments rose 1.2% from 7,663,938 in 2015 to 7,759,807 in 2016.
• First quarter employment was up 2.1% from 124,085,947 to 126,752,238
• Annual payroll was up 2.9% from $6.3 trillion in 2015 to $6.4 trillion in 2016.

Based on the 2016 data (new April 2018), there are 7.3 million establishments in Metropolitan Statistical Areas (MSAs). In these MSAs ..
• 5.3 million establishments have fewer than 10 employees.
• 6,522 of these establishments have 1,000 or more employees.
• 374 of these establishments have 5,000 or more employees.

Location-Based Demographics Update

.. tools you can use to examine characteristics of addresses/locations .. many of us are interested in knowing attributes of addresses or locations. Often knowing address latitude-longitude is important so that the addresses can be viewed on a map .. see below.  Some might need to know what census block, or other geography, in which an address is located .. or what school district is an address located in.  Others need to know demographic-economic attributes of the neighborhood or area where an address is located.  These types of attributes can be obtained for addresses using the Location-Based Demographic (LBD) tools.  The LBD tool has just been made a part of the CV XE GIS software.  The LBD tool is available in all versions of CV XE GIS, including the no fee User Group version. Viewing Geocoded Addresses on a Map – automatically
The following view shows addresses geocoded using the LBD tool. Markers show addresses of 27 Trader Joe’s locations in the Los Angeles area. LBD automatically creates a shapefile that is added to your GIS project. The markers are labeled with population ages 18 and over in the corresponding census tract. Marker color/styles reflect different levels of median household income. A separate census tract layer shows patterns of economic prosperity.

1 – join the User Group .. click here to join (no fee).
2 – run the installer to install on a Windows machine .. requires your userid.
3 – with CV XE GIS running, click Tools>Find Address/LBD
    enter an address .. a form appears showing characteristics of the address.

GeoStatistical Data Analytics Learning Sessions
We are developing a series of “GeoStatistical Data Analytics” (GSDA) Learning Sessions/modules. One of these is focused on using the LBD tools and methods in the broader context of data analytics. We plan to develop the GSDA models for self-guided use by analysts/practitioners as well as in the classroom setting with teacher/student materials.
